We’re highly experienced in evaluating virtually all types of commercial properties. From humble storefronts to sprawling medical and industrial centers, we can do it all—providing our clients with an in-depth summary of the property’s condition that includes structural components and all major mechanical systems. With our help, you’ll be able to make an investment more confidently—protecting yourself from the seemingly unending expenses that can be attached to commercial buildings that are not in sound and safe condition.

Buyer's Inspection Service

Buyer’s Inspection

For this detailed inspection of a residential building, we’ll evaluate the condition of most visible and readily accessible components. Within 24 hours, you can expect to receive an easy-to-read, narrative-style report of our findings that will thoroughly summarize the property’s various strengths and weaknesses.

The inspection will include these components:

  • Roofing System
  • Foundation & Crawl Spaces
  • Structural Components
  • Exterior (cladding, doors, windows)
  • Garage
  • Driveways & Sidewalks
  • Patio & Deck
  • Interior (doors, windows, floors, walls, ceilings, stairs)
  • Attic, Ventilation, & Insulation
  • Plumbing System
  • Electrical System
  • Heating & Cooling Systems
  • Built-in Appliances

For no additional fee, thermal imaging will be utilized during the inspection as necessary to qualify areas of the home that may be showing evidence of moisture intrusion. A moisture meter will also typically be used in this scenario.

Additional Inspection Services

Net Lease Inspection

It’s critical to have this inspection service performed before you sign a triple net lease agreement. If you’re going to be contractually obligated to be responsible for the upkeep of a commercial property that you’re leasing, then you need to know what kind of condition the property is in. We’ll thoroughly assess the entire readily accessible structure and installed mechanical systems, providing you with a full report of the building’s strengths and weaknesses, along with projected costs that you can expect in order to improve the property.

Pre-Listing Inspection

When you contact us to schedule this inspection service, it should be prior to the publication of a listing for the home. We’ll arrive at the property to perform a full evaluation, providing you with valuable information about potential defects that you can choose to have corrected before showing the home in order to preserve the property’s value. You’ll also be able to share findings with prospective buyers so that their own inspections don’t result in the discovery of undisclosed issues that could stall negotiations.

New Construction Inspection

A comprehensive inspection of new home construction should be conducted before the builder’s final walkthrough so that there is time for changes to be made before the transaction is finalized. We’ll carefully evaluate the home’s structure and currently installed mechanical systems for any sign of defective components.

New Construction Phase Inspections

As a home is being built, mistakes will be made along the way. This inspection service is designed to catch those mistakes before they become increasingly difficult to correct as construction continues. We can perform the inspection at multiple phases, including pre-foundation, pre-drywall, and pre-final walkthrough.

After we’ve inspected your prospective investment, you’ll more than likely be provided with information about existing defects. If the seller of the property agrees to have these defective components repaired or replaced, we can return to the property at a later time to make sure that the work was done right.

11 Month Warranty Inspection

An 11th Month Warranty Inspection is critical to ensuring that you take full advantage of your newly constructed home’s 1-year warranty. We’ll thoroughly inspect the home’s readily accessible areas before that first year has passed, reporting to you about any defective components so that you can see whether or not repairs will be covered under the warranty agreement.

Thermal Imaging

For this inspection service, we’ll perform a full thermographic scan of a home or commercial building. This can help us pinpoint issues that are often invisible to the naked eye, including moisture intrusion, electrical safety issues, and defective insulating material.

Roof Inspections

For clients who only need the roofing system of a building assessed, we’re able to accommodate. We’ll carefully look over every aspect of the roof’s construction, including components such as gutters, downspouts, and any roof penetrations. If defective areas are found, you’ll be provided with a thorough summary, as well as recommend action that should be taken to resolve the issue.

Stucco Inspections

This inspection service will ensure that a building’s stucco cladding is in good condition. Damaged or improperly installed stucco can result in moisture issues that will eventually lead to more expansive structural defects—so it’s important to make sure that the stucco is defect-free before committing to a real estate investment.

EIFS Inspections

We’re also able to inspect buildings that utilize EIFS cladding. If moisture is able to penetrate this type of cladding, it usually has no way to exit—creating a situation where the substrate material can deteriorate and cause further problems to the structure of the building. We’ll make sure that the EIFS material is in good condition so that you can invest confidently.

Water Intrusion Inspections

For this inspection service, we’ll thoroughly assess a home or commercial building for signs of moisture intrusion. Moisture intrusion isn’t always visible to the naked eye, requiring technology such as thermal imaging and moisture meters to qualify. Not only can moisture in a building give mold an opportunity to thrive, but it can also result in costly structural damage—so we highly recommend scheduling this service before closing on a property.

Window Inspections

Not every client needs an entire building inspected, and in the event that you only need the windows evaluated, we’ve got you covered. We’ll make sure that the windows are properly installed and functional, while also ensuring the the frame and other components have not deteriorated to a point where replacement will be necessary.

Loan Draw Inspections

To keep construction on a residential or commercial building progressing smoothly, we’re able to perform Loan Draw Inspections at different intervals throughout the construction process. We’ll first review the documentation detailing the original loan agreement to get a clear idea of what’s expected—and we’ll then visit the construction site several times to ensure that no aspect of the building’s construction is in violation of the agreed upon terms.
